Properties this quirky and characterful don’t come along that often. With nooks and passageways, medieval masonry and a secret meditation terrace where you can hear the nearby waterfall, this property is inspiring. Situated in a beautiful Italian hilltop village with a thriving creative community, it is a unique place to be.
The house is currently an artists’ residence, with rooms used as studios and for storage. At the moment, the house is configured with two bedrooms, but there could potentially be 4 bedrooms in total. There are two bathrooms, one of which is ‘open-plan’. The old stable on the ground floor is an event/gallery/shop space.
The views from the house are spectacular and you can really enjoy the panorama from the two balconies, both of which enjoy a lot of sunshine as the house is south-facing. The house has ‘medieval air-conditioning’ - as with many old properties in the town, the geothermal ambiance is very good - cool in the summer and passive solar warmth can be retained in the walls in winter.
The house is basic. There is no central heating, the plumbing and electrics are mostly not modern but there is a good high-speed internet connection.
There are multiple staircases internally and externally, and a shared corridor between the studio and two back rooms. It is accessible by foot through the towns’ medieval alleyways, and a car can be brought closer for drop-offs.
It is incredibly charming and tranquil, with breath-taking views in a powerfully atmospheric location.

The house is very well known as it, and the artist, have been featured extensively on national and international television. Additionally, from 2012-2018, the owner ran a very successful Airbnb business with a 5-star ‘super-host’ rating.
The town has a lively atmosphere with regular events and celebrations that draw many visitors to the area. This is very much an active community and a stimulating place to be. So much so, in contrast to many rural towns in this part of the world, Guardia is now becoming something of a hub for creatives and people seeking La Dolce Vita and the medieval quarter is attracting new, dynamic businesses.
There are plenty of shops in the town, everything you need for day to day living - butchers, haberdasheries, newsagents, general stores, larger supermarkets, banks, DIY shops, cheese and dairy shops, fruit and veg shops and the Sunday market is always well attended, not least because it’s such a good place to shop! There are many cafés and bars to choose from - plenty of good spots to sit and watch the world go by.
Exploring further afield, there are lots of wonderful walks in the area, incredible mountain drives and national parks to explore. The beaches of the Mediterranean coast are approx a 1hr 20min drive and Rome and Naples airports are accessible relatively easily by public transport.
