This property would attract offers in the region of £1.2mill, however, the farmhouse is being offered as a collective-ownership initiative for £120,000 with a maximum of 10 buyers. You can find lots of details for the farmhouse below, but first, here is an overview of the purchasing arrangement.
Collective-ownership is a model of property ownership, similar to the traditional ‘share-of-freehold’ practice in the UK. However, collective-ownership is designed specifically for people looking for a second home, a large property to enjoy holidays with family and friends, or some quiet time away from it all.
In a traditional ‘share-of-freehold’ arrangement owners occupy, on a year-round basis, a property, such as an apartment, in a building that is co-owned with the other freeholders. By adapting this ownership model, shareholders collectively own a property and each shareholder occupies the entire property for a number of weeks each year.
The concept allows owners to enjoy all the upsides of owning a large luxury property with plenty of space for extended family and friends, without having to pay the £1.2mill price tag for the property or have the responsibility of all the year-round costs of maintenance and service.
This buying model should not be confused with a time-share arrangement because once the investment is made, the purchaser has an owned asset and, as with any bricks and mortar investment, those shares are a generational asset that can be sold or passed on to family members. You can also keep your personal belongings such as photos, furniture, clothes etc at the property. A bespoke management system ensures your personal belongings will be arranged for you on each visit as part of the preparations and cleaning prior to your arrival. On departure, all your belonging will be safely returned for storage.
The number of weeks used by each shareholder is dependent on the number of shares owned. The entry point is a £120,000 investment for a 10% share which offers 5 weeks occupancy each year. A 20% share would give 10 weeks occupancy etc etc. The weeks, split into two and one week blocks, run on a 10 year rotational basis. If an owner doesn’t want to use an allocated week, it can be rented out to generate an income.
We have more information on collective-ownership freely available and we would be very happy to talk through the details and answer any questions you may have. Please just send us an email or give us a call and we would be happy to discuss in full.
The character of this 300 year old building has been beautifully preserved and as you explore the farmhouse you get a real sense of the rich history of the building and the surrounding landscape.
Extensive renovation work was needed to bring this building back to its former glory and through painstakingly hard work, beautiful materials and the skill of master craftsmen the owners have created a home that is very special indeed.
The accommodation at the farmhouse includes 4 en-suite, air-conditioned bedrooms, a large, spacious sitting/cinema room, a state-of-the-art kitchen and a dining room designed with grand Italian feasts in mind.
Outside there is a 150m2 sun terrace with stunning countryside views and an infinity pool. The grounds cover 18 acres and include Amalfi lemon trees, grape vines pomegranate almond trees and, of course, who could forget the ancient olive trees that are so evocative of the Italian landscape.
Back inside the farmhouse, the flooring is fitted with cool tiles, natural wood floors and luxuriant wool rugs. The furniture, furnishings and technology used throughout are top of the range and complete the luxurious accommodation. The farmhouse doors open out onto the terrace which has stunning views out across the rolling countryside.
As part of the collective ownership package, owners are entitled to use the fully captained and crewed Rizzardi 50 Top Line motor yacht, moored just down the road at Marina D’Arechi. It is licensed for up to 12 guests and you can cruise at your leisure for up to 50 nautical miles per week.
The Local Area
Although the hustle and bustle of the Amalfi coast is just a few miles away, if you’re looking for a sense of space, peace and tranquility this area is hard to beat. Much of the area is covered by the Cilento National Park, the third largest in Italy. There is a 100km coastline and a wild, mountainous interior sprinkled with traditional Italian villages - there’s plenty to explore. You could spend your days lounging by the sea, swimming in the famously clear water, dining at lovely waterfront restaurants and wandering round charming fishing villages. There are of course the famous historical sites of Cilento which are a must-see.
The Cilento area is where ordinary Neapolitans escape to in the summer and it is still largely off the tourist radar. So while the tourist hordes make a beeline for Amalfi, the summer here is far more civilised.
From the harbour you are only a few nautical miles from the Amalfi Coast and the beautiful island of Capri. A day trip aboard the yacht Pinelli for lunch on Capri and then to leisurely cruise back to port seeing Positano, Amalfi and the coast is highly recommended.
