The ground Floor


The farmhouse is on two floors, the main entrance is on the north side of the building. From the entrance hall, there is access to a stunning internal staircase built with "pietra serena", (a blueish sandstone), these lead upstairs to the bedrooms. The entrance hall opens to:


The beautiful dining area has a dual-aspect fireplace which opens two ways and heats both the dining room and the living room next door. The kitchen is beautifully designed, modern, spacious and fully equipped with a marble topped central island, and there is a separate laundry/utility room.

The Recent Rebuild


The farmhouse has been rebuilt in full compliance with the safety standards of residential buildings, both as regards the structure and the plant engineering works. It has been reconstructed on a solid foundation ventilated and insulated from the ground, the main structure, the floors, the external walls and the roof all equipped with thermal insulation; the load-bearing walls reconstructed using the old building material stones of the original farmhouse, as was the ancient terracotta for the floors so that the dwelling did not lose its original character typical of the local rural architecture. Location


Situated in a quiet spot, the property is just a few minutes’ drive to the medieval, historic centre of San Ginesio, which was recently given the "Bandiera Arancione" award, recognising it as one of the most beautiful villages in Italy. San Ginesio has great shops, restaurants, bars and even a night club and theatre, if you fancy a bit of opera. In fact, this whole area is dotted with charismatic medieval towns packed with historic art, abbeys and castles.


The Sibillini National Park is nearby:


Measuring 276 square miles (714 square kilometres)
The house overlooks the Sibillini Mountains range where ten peaks soar above 6,560 feet (2,000 meters), the highest being Mount Vettore, which tops out at 8,123 feet (2,476 meters).


The park is home to 1,800 plant species and when the skiing season is over, these same slopes burst into a riot of colour with a wild bouquet of mountain flowers including edelweiss, pasqueflowers, martagon lilies, bearberries, and various orchids.


Animal life includes wolves and wild mountain cats as well as prickly porcupines. Roe deer have recently been reintroduced. Golden eagles, peregrine falcons, eagles, owls, goshawks, snow finches, and sparrow hawks fill the skies.


If you enjoy adventure sports, mountain biking, horseback riding, hang gliding, paragliding, and climbing are all popular activities here

Activities throughout the seasons


Winters in the mountains are cold and snowy yet beautiful, especially to cross-country skiers and other winter sport enthusiasts. From the farmhouse, it’s only around 20 minutes by car to the ski lifts. You might also like to take a dip in one of the hot mountain springs?


During the summer, in just 45 minutes you can be at the Adriatic coast, with its long, straight, sandy beaches. Alternately, enjoy wild swimming in the fabulous ‘Lago di Fiastra’ a freshwater lake nearby, with cold, clear water and fresh breezes much appreciated when summer temperatures climb into the high 30s! The house is ideally placed to enjoy it all.

Dining locally is still quite reasonably priced, and a smorgasbord of cured meats is always on offer. Other tasty local fare includes apples, honey, truffles, mushrooms, chestnuts, chickpeas, and vin cotto (cooked wine.)
