Surrounded by mature gardens and situated in a quiet location, yet the lakeside beach, harbour, shops and restaurants are within walking distance.
The accommodation layout of the house is versatile. The current configuration is as a ground floor guest apartment and 5-bed main family house. The current owners have successfully let the 2-bed guest apartment during the holiday season and the lay out is follows:
The Ground Floor Apartment:
Newly installed kitchenette
Open plan sitting room with dining area
2 double bedrooms
Hobby room (currently used as a home gym)
Floor 1: Main House
Sitting room with open fireplace. French doors open onto a balcony with that panoramic view of Lake Maggiore
Kitchen with plenty of space for dining table. Doors open out onto the balcony
3 double bedrooms
5-piece family bathroom suite
Separate guest WC
Floor 2: Main House
There is also an office/play room on this floor that has electric and waste connections in place should any future owner wish to install a kitchenette on this floor.
The property is being sold partially furnished. Extensive renovation work in 2016 included fitting new insulation, double-glazed windows, a new roof, a new boiler and a solar-power system that heats both the water and the central heating (both are topped up by gas when needed). There is good satellite and internet connection at the property.
The garden surrounds the villa and covers an area of around 2,500sqm. It is well stocked with a variety of fruit trees, palms and mature plants. Grapevines and kiwi plants provide summer shade over the balcony and terrace.
A 60m2 garden house is currently used as a games room with a billiard table and there is still plenty of room for storing all the garden equipment - outdoor furniture, mowers etc. The newly built carport has space for 2 cars and a boat. The private driveway has automatic electric gates.
As the beaches by the lake are so nearby, the current owners never felt the need for a swimming pool, but there is plenty of space to install one. There is also an adjoining plot of land, again approximately 2,500m2 in size, that is available to buy for an additional €61,500.
The centre of Porto Valtravaglia is down the hill on the lakeside, a distance of approx 1.2km. The town has all the shops and services you need for day to day living. There is also the ferry harbour giving easy access to the other towns around the lake, the marina, train station and of course, the lakeside beaches!
This is such an exciting area to explore - Lugano and Locarno, with their museums, fine dining restaurant and annual jazz festivals are a 50min drive and of course the walking opportunities in the mountains are second to none. There are numerous golf courses to choose from in the area, and for those looking for something to get the blood pumping, you can follow in the footsteps of 007 and take a flying bungy jump leap off the spectacular dam near Locano.
Milan airport is a 55 min drive, or alternatively, there is a train, via Milan central from the airport to Porto Valtravaglia. Lugano airport is a 40min drive and Zurich airport 2.5hrs.
